Sill seal is a closed-cell polyethylene foam gasket installed between the concrete foundation wall and the pressure-treated sill plate. Its primary purpose is to block air infiltration and prevent moisture from wicking up through the concrete into the wood framing. Standard sill seal comes in 5.5-inch and 7.5-inch widths to match 2x6 and 2x8 sill plates, sold in 50-foot rolls. Thickness options are 1/4-inch for standard applications and 1/2-inch for foundations with minor surface irregularities. Some premium sill seals include a polyethylene moisture barrier bonded to the foam. In termite-prone regions, borate-treated sill seal or stainless steel termite mesh may be required. Sill seal costs approximately $5 to $10 per 50-foot roll, making it one of the least expensive but most important air-sealing materials in the building envelope.
